Payments may adjust up or down based on interest rate changes. You will see loans referred to as a 5/1 or 10/1 ARM. The first number is the number of years that the initial interest rate is locked in. The second number is the number of years between possible rate adjustments. The 10/1 is a very popular choice because it has an initial interest rate for 10 years that is sometimes as much as one percentage point lower than a traditional 30-year loan. After the 10 years is up, the rate then adjusts each year for the remainder of the loan. Ask about ARMs designed for buyers who are relocating from overseas with no requirement of credit score or seasoned funds.

For homebuyers with a good credit rating who need money for a down payment and closing costs, our 100% Financing solution may be worth a look. Options include fixed and adjustable rate loans.
